Appraisal and Measurement Services

Appraisal Services: Allpoint Appraisals offers a comprehensive range of residential valuation services, including single-family homes, condominiums, small income properties (2–4 units), and vacant residential land.

Placing an Order: Most appraisals can be requested directly by individual homeowners, buyers, or their agents. Lender-related appraisals must be initiated by the bank or mortgage company.

What to Expect: Following prompt arrival at the property on the agreed-upon date and time, the appraiser will begin by measuring the exterior of the home to determine living square footage and draft a floor plan. During this process, the appraiser will observe, note, and photograph the exterior features of the primary dwelling as well as any on-site amenities such as garages, porches, decks, pools, or outbuildings. After completing the exterior assessment, the appraiser will proceed to the interior inspection, observing, noting, and photographing all value-related areas and features throughout the property. This includes details of overall condition, quality, layout, and any significant updates or deferred maintenance.

Delivery: The completed appraisal report will be delivered electronically to the designated recipient approximately 2–5 days after the inspection.

Price: The typical fee ranges from $300 to $600 depending on property type, location, and complexity. Contact Allpoint Appraisals with your property details and appraisal needs for a precise quote.

Measurement Services: A primary component in the valuation of real estate is Gross Living Area (GLA), the total living square footage of the main dwelling. While Tax Assessor public records often list a dwelling’s GLA, those figures are frequently outdated or inaccurate. There are mobile applications that estimate GLA by scanning interior spaces, however their accuracy has proven inconsistent.
With price per square foot driving both new construction costs and the list prices of pre-owned homes, having the most precise and verifiable measurement of your property is essential. Confidence in your home’s true size means confidence in its market value.

American National Standards Institute (ANSI) provides uniform methods and guidelines for calculating the square footage across a range of dwelling types. AllPoint Appraisals provides ANSI compliant measurements and detailed floor plans, typically delivered electronically within 24 hours of inspection.

Price: The typical fee ranges from $80 to $175 depending on property type, location, and dwelling size. Contact Allpoint Appraisals with your property details for a precise quote.
